Real Estate is a subject that is very accessible to everyone and most people are interested in knowing where the market is headed. That is why the newspapers and news stations like to talk about it every day. And if you haven't noticed I will tell you that they offer conflicting reports and forcasts every other day. I know it can be confusing to wade through to find the real state of the market.

I will share with you some real facts combined with my real world experience. The statistics will show you that there are more homes on the market now in every price category than we have seen in years. This means that buyers have a lot more homes to preview before they feel comfortabel making a decision so the homes are staying on the market longer while everyone gets a chance to get current with all of the choices in their price range.

The recent market we experienced trained buyers to expect completely updated, staged homes that have been prepared for the market. It also trained them to look at homes that are in their price ranges very specifically and not to include a broad range. This is important for sellers to understand. A buyer is not going to make an offer on a home they feel is far above their range. So for a home to sell quickly in this market it needs to be prepared for the market and priced competitively.

There are still multiple offers happening on some homes. Unsually in excellent locations, freshly updated and staged inside and out, and priced to sell. The very high end market is less effected by the market change. Interest rates remain very low which is very encouraging. What I experienced in 1990-1994 which was a post boom market, was that buyers would look...and look....and look and then interest rates would threaten to go up and everyone would find their house and buy it.

My advice to sellers is to go all the way to making your home as appealling as can be and price it right. If you don't want to do any improving, then just price it accordingly. I feel you leave money on the table and so don't encourage selling a home in total fixer condition - but sometimes the situations just calls for it.

My advice to buyers is to enjoy this less stressful market, but remember that timing is always of the essence in real estate. Some buyers end up missing the opportunity to buy their home because they think they have weeks and weeks to think about it, and then it sells while they weren't looking. Also, I think that Fall is a great time to be a buyer because anyone selling now is a serious seller dedicated to making this move now.

I hope this is somewhat helpful to you as you navigate the market. It just isn't as simple as the media would like you to believe. It can't really be named except to say, in my opinion, that it is a very balanced market. Enjoy that and happy house hunting!
